A roof replacement in Lexington, SC is one of the largest repairs a homeowner ever takes on, so it pays to understand the work before you sign anything. Lake Murray Construction is a family owned roofer based at 230 Joe Free Rd in Chapin, with more than 20 years of experience. We begin with a complimentary roof inspection, photos of what we found and a written estimate, so you can see why the roof needs replacing, or hear from us that it does not.
We install asphalt shingle roofs only, in a range of colors and profiles. Read more on our roof replacement service page, or see everything we do around town on our Lexington roofing company page. Call (803) 708-6628 Monday to Friday, 9:00 am to 5:00 pm.

Get a Free EstimateIf a repair will keep your roof in service for years, you hear that first, along with the reasons.
Layering new shingles over old ones hides problems and shortens the life of the new roof, so ours go on after a complete tear off.
The crew cleans the yard and runs a magnet for nails before the final inspection. Our customers mention the cleanup in their reviews.
Lake Murray Construction is family owned, licensed and insured, and our roofers have been in the industry for more than 20 years.

Phone us or use the form, and we set a time for your complimentary inspection and estimate.
We look for cracks, missing shingles, poor sealing and the surface wear that tells us how much life is left.
You get our findings, the condition of the roof and what we recommend, along with the written estimate.
Once you approve, the old roofing comes off and the new shingles go on, usually within a day or two, weather permitting.
The crew clears the yard and sweeps for nails, and we finish with a final inspection of the new roof.
There are two ways to reroof a house. NRCA describes them as a complete replacement, which tears off the existing roof, and a recover, which installs a new roof directly on top of it. The HUD inspection guide gives asphalt shingles about 20 years as a first layer and about 15 as a second, and says no more than two layers should normally be in place.
A second layer is not always legal, either. Chapter 9 of the residential code does not allow a recover where the existing roof is water soaked or too deteriorated to serve as a base. We take the old roofing off on every job, so nothing is left hidden underneath.
Inside town limits, the Town of Lexington Planning and Building Department at 111 Maiden Lane approves permits. For county addresses, Lexington County runs its own permit office and online portal.
The Town's building permit application has a repair section with a box for roof work, plus lines for the SC LLR license number and the construction cost.
The county's permit FAQ requires a permit to renovate and exempts ordinary repairs and maintenance, so ask which one your job counts as before work starts.
That same FAQ tells owners to have their contractor obtain the permit. A permit in your own name leaves you answerable for deficient work, even after you sell the house.
Requests left on the Town's inspection line get the next business day, per its inspection sheet, and you can ask for morning or afternoon. The placard must be visible on the job.
The sheet also keeps building materials, debris and trash contained on the site for the whole job.
The 2021 residential code South Carolina enforces says a roof replacement removes the existing layers of roof covering down to the deck.
Shingles need a slope of 2 in 12 or steeper, with double underlayment up to 4 in 12. GAF's Timberline instructions set the same 2 in 12 floor.
The code asks for at least four fasteners per strip shingle. GAF shows four as standard and six for enhanced wind coverage, and FEMA recommends six to reduce wind damage.
The state's 2024 code modifications set January 1, 2027 as the date local jurisdictions begin using the new editions.
The National Weather Service keeps a long climate record at Columbia Metropolitan Airport. Its 2025 annual report counted 67 days at 90 degrees or hotter against a normal of about 81. The 1991 to 2020 normals put rain at 45.24 inches a year, heaviest from June through August. Strong sun dries shingles and bakes the granules loose.
FEMA says damage to asphalt shingles in high winds often comes from improper installation or a poor seal, and GAF explains that shingles need sun and warm temperatures to bond, and that wind damage before sealing can keep them from ever sealing. The local office logged an 88 mph gust at the airport on August 15, 2023, a station record.
Our report pairs photos with a written description of the damage, which is what your insurer will ask for. The South Carolina Department of Insurance claims guide tells you to cover the roof to prevent more damage, keep all receipts and hold off on permanent repairs until you have talked with your insurer, since it may not pay for repairs it did not authorize.
State law adds a protection homeowners should know about. Under Section 40-59-25, if your insurer gives written notice that all or part of a roofing claim is not covered, you may cancel a residential roofing contract paid from those proceeds until midnight on the fifth business day after that notice. The contractor must give you that statement in boldface before you sign.

Every job starts with a complimentary roof inspection.
Most single family roofs are torn off and replaced in a day or two, weather permitting. Larger or steeper roofs take longer, and we tell you the plan before we start.
Yes. It is loud, so plan for that, and move anything fragile off the walls and shelves on the top floor, since hammering carries through the house.
Patches that keep coming in new places, curling or cracking across the roof, heavy granule loss and leaks in more than one spot all point to replacement. The inspection photos show you which applies.
No. We remove the old roofing down to the deck so the new roof goes on a clean, sound surface.
We install asphalt shingle roofs only. You can compare looks in the roof style preview on our roof replacement page.
It depends on your policy and on what caused the damage. Your insurer decides, and our photos and written report give the adjuster what they ask for.
