We begin with a detailed visual inspection to identify visible signs of damage such as cracks, missing shingles, improper sealing, and other surface imperfections that could lead to bigger issues.
After every inspection, we provide a report that outlines our findings, the condition of your roof, and recommendations for any necessary repairs or maintenance.
Our team works diligently to assess the extent of the damage, develop a customized repair plan, and execute it swiftly to minimize downtime and inconvenience for you.
From the initial inspection to the final inspection, we work closely with you to ensure your needs are met and that you are fully satisfied with our work.
Not every roof problem calls for a new roof. A cracked rubber boot around a plumbing vent or a few shingles lost in a storm is usually a roof repair. When the shingles are worn out across the whole roof, a roof replacement is the sounder choice, and we remove the old roofing down to the deck so the new roof goes on a clean, sound surface.
After a storm, an inspection documents the damage with photos and a written description, which is what your insurance company will ask for. If water is already coming in, start with our emergency roofing page.
Inside town limits, the Town of Lexington Planning and Building Department approves building permits. Its forms page carries the building permit application, a contractor affidavit and a subcontractor verification form.
The Town's building permit application lists roof work among its repair permits and asks for the contractor's SC LLR license number and its expiration date.
With the Town's contractor affidavit, the licensed contractor confirms that every subcontractor on the job is insured and licensed or registered with SC LLR.
The Town's inspection sheet schedules phoned in inspections for the next business day, has the permit placard posted on the job site and keeps materials and debris contained on the site.
Lexington County runs its own building permit office and online portal for applications, inspection requests and documents. Questions go to (803) 785-8130.
The county's permit FAQ says renovation work needs a permit while ordinary repairs and maintenance do not, and it advises homeowners to have their contractor obtain the permit.
Every city and county in South Carolina must enforce the codes the Building Codes Council adopts, and the Town's inspection sheet lists the 2021 South Carolina Residential Code. The 2024 edition starts on January 1, 2027.
Under Chapter 9, asphalt shingles go only on a slope of 2 in 12 or steeper, with a double layer of underlayment up to 4 in 12.
Each strip shingle needs at least four nails reaching 3/4 inch into the sheathing, and a drip edge runs along the eaves and rakes.
A roof replacement removes the old layers down to the deck, and no new layer may go over a roof that already has two.
The National Weather Service office in Columbia keeps the climate record for Columbia Metropolitan Airport. Its 1991 to 2020 normals put rainfall there at 45.24 inches a year, with June, July and August the wettest months, and about 81 days a year at 90 degrees or hotter. That heat dries shingles out and bakes the granules loose.
Severe weather is part of the picture as well. The office issues most of its severe weather warnings from April through July, and on August 15, 2023 a microburst gave the airport its highest wind gust on record, 88 mph. On March 15, 2008, storms across the Midlands brought multiple reports of golf ball size hail. Wind like that lifts shingles and loosens flashing, so an inspection after a major storm is worth the call.
South Carolina's Residential Builders Commission licenses and registers residential builders and specialty contractors, and anyone can search its records by name, license number, city or company in the SC LLR licensee lookup. If a search comes up empty, LLR points you to the commercial Contractor's Licensing Board as well.
Lexington County's permit FAQ makes the same point for homeowners: anyone you hire should be licensed with SC LLR for the work they perform. Lake Murray Construction is licensed and insured, and you are welcome to check us the same way.
