A roof leak rarely waits for a convenient time. Lake Murray Construction repairs leaks, damaged shingles, failed flashing and storm damage on homes across Columbia, Lexington, Irmo, Chapin and the rest of the Midlands, and on commercial buildings as well. We are a family owned roofing company with more than 20 years of experience, and every repair starts the same way: a complimentary inspection, a written report of what we found, and a straight answer about what your roof needs.
Many roof problems are smaller than they look from the ground. When a repair will do the job, we tell you so. When it will not, we show you why. Either way, you decide with the facts in front of you, not a sales pitch.
Most roof problems start small and out of sight. If you notice any of these, it is time for an inspection.
A brown ring on the ceiling means water is already inside. The leak is often somewhere other than directly above the stain.
Wind lifts shingles, heat curls them, and age cracks them. Each one is an open door for water.
Shingles shed their protective grit as they wear. A gutter full of granules means the shingles are losing their defense against the sun.
The metal around chimneys, vents and valleys is where most leaks begin. Bent, rusted or separated flashing needs attention.
If you can see light coming through the roof boards, water can come through too.
A dip in the roofline can mean wet or weakened decking underneath. This one should not wait.
Dark streaks on the shingles and a musty attic point to moisture that is not draining or venting the way it should.
Damaged roofing and poor attic ventilation make your air conditioning work harder through a Columbia summer.
We trace the leak to its source, whether that is a lifted shingle, a failed seal around a vent, or flashing that has pulled away, and we fix the cause, not just the symptom.
Missing, cracked, curled or wind damaged shingles are replaced and sealed so the repair blends in and holds up.
Chimneys, vents, skylights and roof valleys all depend on flashing. We reseal, reset or replace it so water goes where it should.
After a storm, we inspect the full roof, document what we find with photos, and repair the damage so one bad night does not become a bigger problem.
When water is coming in and a full repair has to wait on materials or weather, we apply tarps or emergency coverings to protect the inside of your home.
Photos and a written description of storm damage, which is what your insurer will ask for.
Columbia's climate is hard on a roof. July highs average close to 93 degrees, and that heat, with the sun behind it, bakes asphalt shingles and dries out the rubber boots around plumbing vents until they crack. We get about 45 inches of rain a year, and the wettest stretch runs from June through August, when afternoon thunderstorms find every weak seal on the roof. The humidity that comes with it feeds the dark algae streaks you see on so many Midlands roofs.
Then there is the wind. Summer storms and the remains of tropical systems lift shingles, loosen flashing and drop limbs, and homes on open lots or near the water around Lake Murray take the brunt of it. Hail does reach the Midlands from time to time, but wind and water do most of the damage to Columbia roofs.
A roof that is checked once a year and after any major storm will catch these problems while they are still small repairs.
Not every roof problem calls for a new roof. Here is how we think about it.
The damage is in one area. The leak has a single source. The decking underneath is solid. The rest of the shingles still hold their granules and lie flat.
The roof is near the end of its life. Damage spans several areas. The same spots keep failing after repairs. The decking is soft or sagging.
We will tell you which one you are looking at after the inspection, with photos, so you can see it for yourself. If it is time for a new roof, our roof replacement page explains how that works. You can see recent repairs and replacements around Columbia and Lake Murray in our gallery.

We begin with a detailed visual inspection to identify visible signs of damage such as cracks, missing shingles, improper sealing, and other surface imperfections that could lead to bigger issues.
After every inspection, we provide a report that outlines our findings, the condition of your roof, and recommendations for any necessary repairs or maintenance.
Our team works diligently to assess the extent of the damage, develop a customized repair plan, and execute it swiftly to minimize downtime and inconvenience for you.
From the initial inspection to the final inspection, we work closely with you to ensure your needs are met and that you are fully satisfied with our work.
If a storm caused the damage, documentation matters. Our inspection report includes photos of what we found and a written description of the damage, which is exactly what your insurance company will ask for. Our customers have told us in their reviews that we made the insurance side of a roof job easier, and that is the goal every time.
Two things worth knowing before you call your insurer, and both come from the South Carolina Department of Insurance guidance on what to do after a disaster. Temporary repairs that stop further damage are expected, so keep every bill and receipt. And do not be rushed into signing a repair contract beyond that temporary work until your adjuster has agreed on the scope. We would rather you get it right than get it fast.
Every repair is priced from what we find on your roof, and you get the estimate in writing before any work begins. The things that move the number are the size of the damaged area, how steep and how high the roof is, the roofing material, whether the decking underneath needs to be replaced, and whether the work is part of a storm claim.
What does not change the number is the pressure to decide on the spot. The estimate is complimentary, it is yours to keep, and you can take your time with it.
