A roof inspection in Lexington, SC tells you what your roof needs before a small problem reaches the ceiling. A lifted shingle, a cracked vent boot or flashing that has pulled away rarely shows from the driveway. Lake Murray Construction inspects roofs across the Lexington area, and the inspection is complimentary. You get a written report of what we found, the condition of the roof and a clear recommendation.
That recommendation may be nothing at all, a small repair or a talk about replacement. We are family owned, with more than 20 years of experience, and we would rather tell you the roof is fine than sell you work it does not need. Read more on our roof inspection service page or our Lexington roofing company page, or call (803) 708-6628 Monday to Friday, 9:00 am to 5:00 pm.

We examine the areas directly under the roof as well, checking ceilings and walls for water stains and peeling paint.
We evaluate the original installation and any earlier repairs to confirm they meet industry standards.
If it is time to talk about replacement, you get the reasons and the photos behind them, and you decide on your own schedule.

We look for cracks, missing shingles, poor sealing and other flaws that could grow into bigger issues.
We check the roofing structure, including trusses and rafters, for weaknesses that could affect its stability.
We assess the roofing materials for aging, erosion or damage that could shorten their useful life.
Under the roof, we look at ceilings and walls for water stains, peeling paint and other signs of moisture.
We review how the roof was installed and repaired to see that nothing has compromised it.
NRCA recommends that homeowners inspect their roof systems at least twice per year, preferably spring and fall, with more checks after severe weather such as a hurricane, tornado or hailstorm. It treats curling or splitting shingles as evidence of deterioration. Its maintenance bulletin warns that too many owners have roofs examined only after a leak. Our own advice is a professional look once a year and after any storm strong enough to bring down limbs.
Keep your part of it on the ground. NRCA does not recommend that homeowners walk on roofs unless they have the experience and equipment to do so safely. The HUD inspection guide suggests binoculars for roofs that cannot be walked, and it points to loose flashing, roof covering damage and clogged valleys and gutters as things to look for.
Heat, rain and wind wear on a roof all year. An annual look catches that wear while it is still a small repair.
After Hurricanes Helene and Milton, NRCA recommended inspecting all roofs in their paths, regardless of appearance, because damage may not be obvious to an owner.
Know what the roof needs before it is part of a negotiation. Home inspections are a separate trade licensed by the state's Residential Builders Commission.
A stain on the ceiling, granules in the gutters or a shingle in the yard. HUD says shingles that begin to lose granules and curl should be replaced.
From that age on, a yearly visit tells you how much life is left. HUD gives asphalt shingles about 20 years as a first layer.
A written report with photos tells you whether you have a claim worth filing and what to show the adjuster.
Chapter 9 requires flashing at wall and roof intersections, at changes in slope or direction and around roof openings.
The code bars a recover where the old roof is water soaked or too deteriorated. Finding that early changes your options.
Chapter 8 requires cross ventilation in enclosed attics, which is one reason we ask to see the attic.
Ours is a roofer's inspection. The Town's inspection sheet covers permitted work under the 2021 South Carolina codes, with a request line at (803) 358-7267.
Spring is a natural time for a first check. The National Weather Service office in Columbia says most of its severe weather warnings come between April and July, and it recorded an 88 mph gust at Columbia Metropolitan Airport on August 15, 2023. Its 2025 annual report lists 60 days with thunderstorms at the airport that year.
Fall makes sense for the second. The 1991 to 2020 normals show June, July and August as the wettest months, so by autumn a roof has been through its heaviest rain and its hottest sun. NRCA asks for special attention to valleys, gutters and roof drains during a maintenance inspection, since debris collects there and limits drainage.
NRCA's strong wind bulletin tells owners to gather their policy, call the insurer as soon as possible and ask a professional roofer for a similar assessment. If the adjuster's findings and the roofer's differ, you may request a reinspection, and NRCA says those are common. Our photos and written description give you something solid to bring to that meeting.
While you wait, protect the house. The Department of Insurance claims guide says to cover holes with a tarp, keep all receipts and hold off on permanent repairs until you have talked with your insurer. The EPA adds that wet materials should be dried within 24 to 48 hours to prevent mold. If water is coming in, see our emergency roofing page.
