Roofing for Lexington homeowners

Residential roofing in Lexington, SC covers more than the shingles you see from the street. Flashing, attic vents and the rubber boots around plumbing pipes all help decide whether a house stays dry. Lake Murray Construction handles what a home roof needs: repairs when something fails, a full replacement when the roof has reached the end, inspections to catch problems early and fast help after a storm.

We are family owned and operated, based at 230 Joe Free Rd in Chapin, and we have more than 20 years of roofing experience. Our residential roofing service page lists each service, and our Lexington roofing company page covers the town as a whole. Reach the office at (803) 708-6628, Monday to Friday, 9:00 am to 5:00 pm.

What keeps a Lexington home roof working

Shingles get the attention, but a home roof depends on the details around them. Chapter 9 of the residential code requires flashing where walls meet the roof, wherever the slope or direction changes and around roof openings. The sun that dries out shingles also dries the rubber boots around plumbing vents until they crack.

The attic matters too. Chapter 8 calls for cross ventilation in enclosed attics, generally with a vent area of 1/150 of the space. GAF's installation instructions call underdeck ventilation essential for limiting moisture and preventing mold, and the HUD inspection guide lists rusting nails, wet or rotted sheathing and excess heat as signs of too little. NRCA adds that shingle warranties may depend on meeting ventilation requirements.

Homeowner permits and paperwork in Lexington

Homes in town

Inside town limits, permits go through the Town's Planning and Building Department at 111 Maiden Lane, open weekdays from 8 a.m. to 5 p.m.

Homes in the county

Lexington County takes building permit questions at (803) 785-8130 and keeps its permit portal online.

Check your covenants

The Town's permit application asks whether any recorded covenant conflicts with the work, so read your neighborhood's covenants before you settle on a new roof.

Owner or contractor forms

The Town's forms page keeps owner builder forms separate from the contractor affidavit and subcontractor verification forms that licensed contractors file.

Doing it yourself

The county's permit FAQ lets owners pull a permit for their own residence only if the home will not be offered for sale or rent for two years.

Licensed for home work

South Carolina's Residential Builders Commission licenses and registers residential builders and specialty contractors. Ask any roofer for their number.

Choosing shingles for a Midlands home

Wind ratings

FEMA recommends shingles rated Class F under ASTM D3161 or Class H under ASTM D7158 to reduce wind damage.

Hail ratings

FEMA also suggests considering Class 4 impact rated shingles where hail is a concern. Midlands storms in March 2008 brought multiple reports of golf ball size hail.

Reflective shingles

The Department of Energy says cool shingles look like traditional ones with more reflective material. It suggests weighing them when a replacement is planned, rarely before.

Color and profile

Our roof style preview on the roof replacement page compares charcoal, weathered wood, slate and cedar looks, and our team can help you confirm materials and colors.

Lexington weather and your family's roof

Rain here peaks in midsummer. National Weather Service normals put July at 5.35 inches and the full year at 45.24, and the humidity that comes with it feeds the dark algae streaks seen on so many Midlands roofs. The office's 2025 annual report shows a high of 101 degrees on July 28 and a 60 mph gust on June 7. None of that is a reason to worry. It is a reason to have the roof looked at once a year and after any major storm.

When water does get in, speed matters. The EPA says that in most cases mold will not grow if wet materials are dried within 24 to 48 hours, and it lists cleaning and repairing gutters among the ways to keep moisture out. If a leak is active right now, start with our emergency roofing page. We put temporary protection in place first, then make the repair.

Hiring a home roofer with confidence

NRCA's guide for homeowners advises checking for a permanent place of business, asking for liability insurance and workers' compensation certificates and insisting on a written proposal with start and finish dates and payment procedures. It also suggests a healthy skepticism about the lowest bid.

The South Carolina Department of Consumer Affairs recommends getting at least two other bids and putting all details in a written contract, and it names a contractor who just shows up at the door as a red flag. We are happy to be measured that way. Our reviews are on Google for anyone to read, and the inspection and estimate cost nothing.

Lexington residential roofing questions

What do you do for homes?

Roof repair, roof replacement, roof inspections, storm damage repair and emergency roofing, all on asphalt shingle roofs.

How often should my roof be checked?

Once a year, and after any storm strong enough to bring down limbs. An annual look catches small problems before they reach the ceiling.

Do you work outside the town limits?

Yes. We serve Lexington, Columbia, Chapin, Irmo, Lake Murray and the surrounding Midlands.

Do I need a repair or a new roof?

An inspection answers that. Damage in one area usually means a repair, and wear across the whole roof usually means replacement.

Will you help with my insurance claim?

We provide photos and a written description of storm damage, which is what your insurer will ask for. Coverage is the insurer's decision.

Is the estimate really complimentary?

Yes. The inspection and the estimate are complimentary, with no obligation to have any work done.
