Why Chapin homeowners trust us with a new roof

Close to Home

Our office is here in Chapin, so a replacement in town is work for our own community.

No Layering Over Old Shingles

We remove the old roof on every replacement, so the new shingles go on a clean, sound surface instead of on top of hidden problems.

A Straight Answer on Timing

If the roof has years left with a repair, you hear that first, along with the reasons.

Cleanup Included

The crew cleans the yard and runs a magnet for nails before the final inspection.

When a Chapin roof needs replacing

Repairs make sense while the shingles still have life in them. When patches keep failing in new spots, shingles curl or crack across several slopes, or the gutters fill with grit from worn granules, replacement is usually the better choice. Our roof inspection shows you which case you are in, with photos.

Chapter 9 of the residential code settles one question for you. A replacement removes the existing roofing down to the deck, and no new layer may go over a roof that already has two. We tear off on every job, so the deck is in plain view and the new roof starts clean.

Chapin permits for a new roof

Inside town limits

Per the town's Permits page, CC&I Services LLC issues building permits, inspections and certificates of occupancy for all properties within Chapin's limits, in any county. Their number is 864-586-6111.

Roofing on the minor list

Chapin's Minor Improvement Permit application names roofing as a minor improvement.

Zoning sign off

Altering a building or structure in town calls for a zoning permit, the Permits page says.

Licensed to work in town

Any contractor on any job inside Chapin must hold a Town of Chapin business license.

Check with Town Hall

Before work starts, confirm the current process with Town Hall at 157 NW Columbia Avenue, 803-345-2444. The zoning office number is 803-575-8501.

County addresses

Outside town limits in Lexington County, the county permit FAQ requires a permit to construct, enlarge or renovate a building, but not for ordinary repairs and maintenance, and it advises homeowners to have the contractor obtain the permit.

Code rules for a Chapin reroof

Strip to the deck

The 2021 South Carolina Residential Code, in force since January 1, 2023, has a replacement remove the old roofing all the way to the deck.

Two layer limit

Under Chapter 9, a roof that already has two layers cannot take a third.

Underlayment on low slopes

Shingles go only on a slope of 2 in 12 or more, and between 2 in 12 and 4 in 12 the underlayment is doubled.

Wind rated and nailed

Shingles must pass the ASTM D7158 wind test, each strip shingle gets at least four nails, and drip edge goes on at the eaves and rakes. The 2024 edition starts January 1, 2027.

Heat, storms and hail around Chapin

Chapin is in Lexington County, 22 miles northwest of Columbia, by a town profile, so the long weather record at Columbia Metropolitan Airport is a useful guide. The National Weather Service counts about 81 days a year at 90 degrees or hotter there, and its climate normals show 45.24 inches of rain a year, most of it in June, July and August.

Storms do the sudden damage. The Columbia office issues most of its severe weather warnings between April and July, and on August 15, 2023 a microburst pushed the airport's wind gust record to 88 mph. On March 15, 2008, Midlands storms dropped golf ball size hail in several places. Wind and hail like that can lift and crack shingles, which is when an inspection is worth the call.

Insurance claims and the contract you sign

When a storm causes the damage, the South Carolina Department of Insurance claims guide asks you to make temporary repairs that prevent further damage and to keep every receipt. It also warns against signing a repair or replacement contract until the adjuster has agreed on the scope of the work.

We fit that order. Our photos and written description of the damage go to your insurer, and the estimate in writing is ready when the scope is settled. To confirm a roofer's license first, use the state licensee lookup, which searches the Residential Builders Commission records by name, license number, city or company.

Chapin roof replacement questions

How long does a roof replacement take in Chapin?

Most single family homes are done in a day or two, weather permitting. Larger or steeper roofs take longer, and we give you the plan before we start.

Do I need a permit to replace my roof inside town limits?

The town's Permits page names CC&I Services LLC as the permit issuer inside town limits, and its minor improvement application lists roofing. Confirm the steps with Town Hall at 803-345-2444.

Should I pull the permit myself?

Lexington County advises homeowners to have the contractor obtain the building permit. Ask us at the estimate how the permit will be handled for your address.

Can new shingles go over my old roof?

Not with us. We tear off to the deck on every replacement, and the code bars a new layer on a roof that already has two.

Which shingles do you install?

Asphalt shingles only, in a range of colors and profiles. See the roof styles on our roof replacement page.

Will insurance pay for my new roof?

That depends on your policy and the cause of the damage, and your insurer decides. Our photos and written report give the adjuster what they ask for.
