Roofing for Little Mountain homes

Little Mountain is a small Newberry County town that calls itself "The Heart of the Dutch Fork", per the town website. It became an incorporated municipality on December 24, 1890, and the mountain itself was originally known as Ruff's Mountain, according to a state historic context study. Lake Murray Construction, a family owned roofer based at 230 Joe Free Rd in Chapin with more than 20 years of experience, serves homes and businesses here.

We handle roof repair, roof replacement, residential roofing, commercial roofing, roof inspection and emergency roofing, with asphalt shingles only, on houses and on commercial buildings with shingle roofs. Each job begins with a complimentary roof inspection, photos of what we find and an estimate in writing before any work begins. Call (803) 708-6628, Monday to Friday, 9:00 am to 5:00 pm.

Repair, replacement or inspection in Little Mountain

A roof tells you what it needs if you know where to look. Shingles lifted by wind, a cracked vent boot or loose flashing are roof repair work. Brittle, curling or bare shingles across the whole roof point to a roof replacement, where we remove the old roofing down to the deck. When you are unsure, a roof inspection with photos answers it. A repair caught early is usually a smaller job than one found after water reaches the attic.

We also handle shingle roofs on businesses through commercial roofing, and our residential roofing page lists what we do for homes. If storm damage has water coming in, see emergency roofing, which starts with temporary protection. Every inspection, residential or commercial, comes with photos and a written report.

Permits and licenses in Little Mountain

Town rules come first

Little Mountain has its own ordinances and zoning rules, different from Newberry County's, and asks people to contact the town about anything inside the town limits.

Ask which office issues it

Before a reroof inside town limits, ask the town which office issues the building permit. The town's contact is 55 Pomaria Street, Little Mountain, SC 29075, 803-605-8777.

Contractor business license

The town business license applies to contractors based outside Little Mountain too, which includes us.

County building office

For the unincorporated areas of the county, the Newberry County Building Department is at 1512 Martin Street in Newberry, open 8:30 AM to 5:00 PM, Monday to Friday.

Permits before work

The county says many construction projects need approval and permits before work begins, and a zoning permit comes before a building permit for a structure.

State license required

Newberry County asks contractors for a current South Carolina state license in their discipline.

Building codes for Little Mountain roofs

Codes the county lists

Newberry County lists the 2021 International Residential Code and the 2021 International Building Code among its adopted codes.

Statewide rules

South Carolina cities and counties enforce the codes the Building Codes Council adopts. The 2021 South Carolina Residential Code has applied since January 1, 2023, and the 2024 edition takes effect January 1, 2027.

Tear off and layers

Chapter 9 has a replacement remove old roofing to the deck, and no new layer may go on a roof that already has two.

Shingle rules

Asphalt shingles need a slope of 2 in 12 or steeper, at least four nails per strip shingle, drip edge at eaves and rakes and a passing ASTM D7158 wind test.

Little Mountain weather and roof wear

The National Weather Service office in Columbia keeps a long climate record at Columbia Metropolitan Airport. It shows about 81 days a year at 90 degrees or hotter and, under the 1991 to 2020 normals, 45.24 inches of rain, with June, July and August the wettest months. Heat bakes shingles, and heavy summer rain finds any weak spot. When the protective granules are gone, the shingles look smooth and dark and age faster.

Storms add sudden damage. The office issues most of its severe weather warnings between April and July, and on March 15, 2008, storms across the Midlands produced several reports of golf ball size hail. After a storm like that, an inspection tells you whether shingles lifted or cracked.

Claims and licensed roofers

The state Residential Builders Commission licenses residential builders and specialty contractors, and you can look up any roofer in its licensee lookup by name, license number, city or company. Newberry County also expects contractors to hold a current state license in their discipline. Ask for a roofer's license number before work starts and check it in the lookup.

For storm damage, the South Carolina Department of Insurance claims guide says temporary repairs that prevent more damage are expected, every receipt should be kept and no repair or replacement contract should be signed before the adjuster agrees on the scope. We provide photos and a written report for the claim. Keep copies of the photos for your own records too.
