West Columbia sits in the eastern part of Lexington County, along the Saluda and Congaree rivers, according to the city's annual financial report. It was first chartered as the town of Brookland in 1894, and the charter changed to West Columbia in 1936, as the city history explains. Lake Murray Construction, a family owned roofer based at 230 Joe Free Rd in Chapin with more than 20 years of experience, serves homes and businesses across the city. Our crew works on houses and on commercial buildings with shingle roofs.
Every job starts with a complimentary roof inspection, photos of what we find and an estimate in writing before any work begins. We handle roof repair, roof replacement, residential roofing, commercial roofing, roof inspection and emergency roofing, with asphalt shingles only. Our West Columbia roof replacement page covers a full tear off in detail. Call (803) 708-6628, Monday to Friday, 9:00 am to 5:00 pm.

We set the repair or replacement for a time that works for you.
The crew cleans up, and we inspect the finished roof with you.
The right fix depends on the roof in front of us. Lifted shingles, a cracked pipe boot or loose flashing call for a roof repair. Shingles that are brittle or bare on every slope call for a roof replacement, with the old roofing removed down to the deck. A roof inspection with photos settles which one you need. Catching a small problem early keeps water out of the decking and the attic.
Commercial properties with shingle roofs get the same approach through our commercial roofing service, planned to keep interference with your daily operations to a minimum. If water is already coming in, our emergency roofing service starts with temporary protection, and the residential roofing page covers everything we do for homes. Inspections for buildings come with the same written report homeowners get.
West Columbia has its own Building Department at 200 N. 12th Street, 803-791-1880 ext. 183.
The city's permit list includes reroofs, so a new roof inside city limits goes through that department.
All permits must be obtained before any construction starts, and the project must have zoning approval.
Inspections are requested online, and permit questions go to the Building Official at 803-936-6286.
Any new business operating in the city must first obtain a city business license.
For an address outside city limits in Lexington County, the county permit FAQ requires a permit to construct, enlarge or renovate, and its online portal takes applications and inspection requests.
Cities and counties across South Carolina enforce the codes the Building Codes Council adopts, and the 2021 residential code has applied since January 1, 2023.
The 2024 edition takes effect on January 1, 2027. Until then, the 2021 edition is the code in use.
Chapter 9 has a replacement remove the old roofing to the deck and bars a new layer on a roof that already has two.
Asphalt shingles need a slope of 2 in 12 or steeper, four nails or more per strip shingle, drip edge at eaves and rakes and a passing ASTM D7158 wind test.
The National Weather Service office in Columbia records about 81 days a year at 90 degrees or hotter at Columbia Metropolitan Airport, and its climate normals put yearly rain at 45.24 inches, with the wettest months in June, July and August. Heat dries out shingles, and heavy summer rain tests every seam and flashing joint. Shingles that have shed their granules look smooth and dark and wear faster after that.
Storm season is busiest from April through July, when the office issues most of its severe weather warnings. The airport logged its highest gust on record, 88 mph, during a microburst on August 15, 2023, and storms on March 15, 2008 brought several reports of golf ball size hail across the Midlands. After weather like that, an inspection tells you whether anything moved.
The South Carolina Residential Builders Commission licenses residential builders and specialty contractors, and anyone can search its licensee lookup by name, license number, city or company. The city's own business license rule, which applies to any new business operating in the city, is worth asking about as well.
For storm damage, the Department of Insurance claims guide says to make temporary repairs that prevent more damage, keep every receipt and hold off on signing any repair or replacement contract until the adjuster agrees on the scope. We document the roof with photos and a written report for that process, and our emergency service can put the temporary protection in place.
