The town's licenses and permits page says CC&I Services LLC issues building permits and certificates of occupancy for all properties in town, whichever county they are in.
Roofing needs a permit
Irmo's planning page lists roofing among the services that require a building permit. The permit company answers at 864-586-6111.
Bring the contract
For work other than new construction, the town's master fee schedule asks for a copy of the signed contract with the permit application.
Out of town contractors
A business with an address outside Irmo needs the town's out of town business license, per the licenses page. That includes us, since our office is in Chapin.

Outside town limits
For an Irmo area address outside town limits on the Lexington County side, the county Building Permits office at 212 South Lake Dr. in Lexington, (803) 785-8130, handles permits, with applications and inspection requests through its online portal.
The state code behind an Irmo roof
Adopted statewide
Every South Carolina city and county enforces the codes the Building Codes Council adopts, so both sides of Irmo's county line work from the same code.
Edition dates
The 2021 residential code has been in effect since January 1, 2023. The 2024 edition takes effect January 1, 2027.
Shingle basics
Per Chapter 9, asphalt shingles need a slope of 2 in 12 or more, with doubled underlayment up to 4 in 12, and every strip shingle gets at least four nails.
Edges and wind
Drip edge is required at eaves and rakes, and shingles must pass the ASTM D7158 wind test.
Irmo weather and what it does to a roof
The National Weather Service office in Columbia tracks the climate at Columbia Metropolitan Airport, where about 81 days a year reach 90 degrees or hotter. Long stretches of heat bake shingles, dry out sealants and loosen the granules that protect the asphalt. Shingles that have lost those granules look smooth and dark, and they wear faster from there.
Rain is steady too. The 1991 to 2020 normals list 45.24 inches a year, with June through August the wettest months. Storms bring the sharpest risk: the office issues most severe weather warnings from April to July, and storms on March 15, 2008 brought several reports of golf ball size hail across the Midlands.

South Carolina's Residential Builders Commission licenses residential builders and specialty contractors. Before you sign with anyone, ask for the license number and search the licensee lookup by name, license number, city or company.
