Shingles depend on slope. The International Building Code allows asphalt shingles only on roof slopes of 2 in 12 or steeper, with double underlayment up to 4 in 12. Below that slope, shingles are not an option. We can repair, inspect or replace a shingle roof. For other roof systems, call us and we will tell you whether it is work we do.
The same chapter says a roof replacement removes all existing layers of roof assembly materials down to the deck. It also calls for secondary overflow drains or scuppers where roof drains are required and the perimeter would otherwise hold water back. The IBHS commercial roof guide asks owners to keep the roof surface, drains, gutters and downspouts clear all year.
The Town's building permit application asks for three sets of plans with a scope of work when the permit is for a commercial structure.
Its forms page also carries a construction plan review submittal form, and the Planning and Building Department at 111 Maiden Lane guides commercial projects through approval.
The same application asks whether the work includes demolition, and if so, it asks for an asbestos survey or a DHEC letter.
Lexington County posts its own commercial requirements, and its commercial application asks for occupancy class, construction type and floor area.
Commercial work over a set cost needs a license from the state Contractor's Licensing Board, a threshold raised in 2023. State law lists roofing as a subclassification.
The Town's inspection sheet allows commercial construction from 6 a.m. to 9 p.m. on weekdays and 8 a.m. to 9 p.m. on weekends, which leaves room to plan around your business.
IBHS advises a professional inspection at least once a year and before storm season.
It also advises keeping records of all inspections, maintenance and repairs, with photos and contractor reports, for warranty and insurance purposes.
For leaks, IBHS says to start indoors: water stains, bubbling paint and damp insulation, then trace the water path upward to the roof.
NRCA says regular maintenance allows an organized approach to long term capital spending and can find problems at an early stage.
Storm season here has a pattern. The National Weather Service office in Columbia says most of its severe weather warnings come between April and July, and microbursts on August 15, 2023 sent an 88 mph gust across Columbia Metropolitan Airport. Its 2025 annual report logged a 60 mph gust on June 7. The federal Ready Business toolkit tells owners to consult a professional engineer, consider roof coverings and decking and design for expected wind, uplift and water.
Rain finishes what wind starts. The 1991 to 2020 normals put yearly rainfall at 45.24 inches, heaviest from June through August, and water that cannot drain off a roof finds every weak seam. An IBHS checklist for businesses adds a simple step: keep trees trimmed away from the roof, since overhanging limbs can damage it and clog drains.
Claims move faster with good documentation. Our inspection report includes photos of what we found and a written description of the damage. The Department of Insurance claims guide tells policyholders to prevent further damage, keep all receipts for emergency repairs and ask a contractor for a copy of the business license and proof of workers' compensation insurance.
NRCA's guide for commercial owners suggests prequalifying contractors, by project or once a year, starting with a permanent place of business and a commitment to worker safety and training. We welcome those questions. Our reviews are on Google, and our gallery shows the kind of roofs we work on.
