What Midlands weather does to a home roof

Columbia's climate works on a roof all year. July highs average close to 93 degrees, and the sun that comes with that heat dries out shingles and the rubber boots around plumbing vents. We get about 45 inches of rain a year, with the wettest stretch from June through August, and the humidity feeds the algae streaks you see on so many roofs around here. Summer thunderstorms and the remains of tropical systems bring the wind that lifts shingles and loosens flashing, and homes on open lots or near the water around Lake Murray take the brunt of it.

None of that is a reason to worry. It is a reason to have the roof looked at once a year and after any major storm, so small problems stay small.

Final Inspection

How to choose a roofer in Columbia

A roof is a big purchase from a company you may never have dealt with before, so it is worth a few minutes of checking. Look for a roofer who is licensed and insured, and check the license with the South Carolina LLR before you sign. Look for one who has been in the area long enough to have a track record, and whose reviews describe the same experience over and over: showed up when they said, explained the options, cleaned up afterward. Get the estimate in writing. Be careful with anyone who shows up uninvited after a storm and wants a signature on the spot.

We are happy to be measured that way. Our reviews are on Google for anyone to read, our profile is on the Better Business Bureau, our recent work is in the gallery, and the inspection and estimate cost nothing.

Residential roofing questions Columbia homeowners ask

What roofing services do you offer for homes?
Roof repair, roof replacement, roof inspections, storm damage repair and emergency roofing, on asphalt shingle roofs.
How often should I have my roof inspected?
Once a year, and after any storm strong enough to bring down limbs. Columbia's heat, rain and wind wear on a roof all year, and an annual look catches the small problems before they reach the ceiling.
What kind of roofs do you install?
Asphalt shingle roofs, in a range of colors and profiles to fit your home and budget. We do not install metal roofs.
How do I know whether I need a repair or a new roof?
An inspection answers that. Damage in one area with a sound deck usually means a repair. A roof near the end of its life, with damage in several places or the same spots failing again, usually means replacement. We tell you which, with photos.
What should I do after a storm?
Stay safe first. Then photograph the damage from the ground and inside the house, make only the temporary repairs needed to stop further damage, keep the receipts, and do not sign for repairs beyond that until your adjuster has agreed on the scope.
Are you licensed and insured?
Yes. Lake Murray Construction is licensed and insured.
Where are you located, and what areas do you serve?
We are a family owned business based in Chapin, South Carolina, serving Columbia, Lexington, Irmo, Lake Murray, Newberry, Forest Acres, Hopkins, Prosperity, Blythewood and the surrounding Midlands.
Do you offer complimentary roof inspections and estimates?
Yes. Call us or send the form on this page to schedule your complimentary inspection and estimate.
