Roof repair for Columbia homes, done right the first time

A roof leak rarely waits for a convenient time. Lake Murray Construction repairs leaks, damaged shingles, failed flashing and storm damage on homes across Columbia, Lexington, Irmo, Chapin and the rest of the Midlands, and on commercial buildings as well. We are a family owned roofing company with more than 20 years of experience, and every repair starts the same way: a complimentary inspection, a written report of what we found, and a straight answer about what your roof needs.

Many roof problems are smaller than they look from the ground. When a repair will do the job, we tell you so. When it will not, we show you why. Either way, you decide with the facts in front of you, not a sales pitch.

Signs your roof needs repair

Most roof problems start small and out of sight. If you notice any of these, it is time for an inspection.

Water stains on ceilings or walls

A brown ring on the ceiling means water is already inside. The leak is often somewhere other than directly above the stain.

Missing, cracked or curling shingles

Wind lifts shingles, heat curls them, and age cracks them. Each one is an open door for water.

Granules in your gutters

Shingles shed their protective grit as they wear. A gutter full of granules means the shingles are losing their defense against the sun.

Damaged or lifted flashing

The metal around chimneys, vents and valleys is where most leaks begin. Bent, rusted or separated flashing needs attention.

Daylight through the attic

If you can see light coming through the roof boards, water can come through too.

Sagging areas

A dip in the roofline can mean wet or weakened decking underneath. This one should not wait.

Algae streaks or attic mildew

Dark streaks on the shingles and a musty attic point to moisture that is not draining or venting the way it should.

A jump in cooling bills

Damaged roofing and poor attic ventilation make your air conditioning work harder through a Columbia summer.

Roof repairs we handle in Columbia

Roof Leak Repair

We trace the leak to its source, whether that is a lifted shingle, a failed seal around a vent, or flashing that has pulled away, and we fix the cause, not just the symptom.

Shingle Repair and Replacement

Missing, cracked, curled or wind damaged shingles are replaced and sealed so the repair blends in and holds up.

Flashing and Sealant Repair

Chimneys, vents, skylights and roof valleys all depend on flashing. We reseal, reset or replace it so water goes where it should.

Storm and Wind Damage Repair

After a storm, we inspect the full roof, document what we find with photos, and repair the damage so one bad night does not become a bigger problem.

Temporary Protection

When water is coming in and a full repair has to wait on materials or weather, we apply tarps or emergency coverings to protect the inside of your home.

Insurance Claim Documentation

Photos and a written description of storm damage, which is what your insurer will ask for.

Why Columbia roofs wear out faster

Columbia's climate is hard on a roof. July highs average close to 93 degrees, and that heat, with the sun behind it, bakes asphalt shingles and dries out the rubber boots around plumbing vents until they crack. We get about 45 inches of rain a year, and the wettest stretch runs from June through August, when afternoon thunderstorms find every weak seal on the roof. The humidity that comes with it feeds the dark algae streaks you see on so many Midlands roofs.

Then there is the wind. Summer storms and the remains of tropical systems lift shingles, loosen flashing and drop limbs, and homes on open lots or near the water around Lake Murray take the brunt of it. Hail does reach the Midlands from time to time, but wind and water do most of the damage to Columbia roofs.

A roof that is checked once a year and after any major storm will catch these problems while they are still small repairs.

Repair or replace?

Not every roof problem calls for a new roof. Here is how we think about it.

A repair makes sense when

The damage is in one area. The leak has a single source. The decking underneath is solid. The rest of the shingles still hold their granules and lie flat.

Replacement makes sense when

The roof is near the end of its life. Damage spans several areas. The same spots keep failing after repairs. The decking is soft or sagging.

We will tell you which one you are looking at after the inspection, with photos, so you can see it for yourself. If it is time for a new roof, our roof replacement page explains how that works. You can see recent repairs and replacements around Columbia and Lake Murray in our gallery.

Our Process

Request Your Complimentary Inspection

Call us or send the form to schedule a complimentary inspection and estimate.

Thorough Roof Inspection

We begin with a detailed visual inspection to identify visible signs of damage such as cracks, missing shingles, improper sealing, and other surface imperfections that could lead to bigger issues.

Clear Findings and Recommendations

After every inspection, we provide a report that outlines our findings, the condition of your roof, and recommendations for any necessary repairs or maintenance.

Repair or Replacement

Our team works diligently to assess the extent of the damage, develop a customized repair plan, and execute it swiftly to minimize downtime and inconvenience for you.

Final Inspection

From the initial inspection to the final inspection, we work closely with you to ensure your needs are met and that you are fully satisfied with our work.

Storm damage and your insurance claim

If a storm caused the damage, documentation matters. Our inspection report includes photos of what we found and a written description of the damage, which is exactly what your insurance company will ask for. Our customers have told us in their reviews that we made the insurance side of a roof job easier, and that is the goal every time.

Two things worth knowing before you call your insurer, and both come from the South Carolina Department of Insurance guidance on what to do after a disaster. Temporary repairs that stop further damage are expected, so keep every bill and receipt. And do not be rushed into signing a repair contract beyond that temporary work until your adjuster has agreed on the scope. We would rather you get it right than get it fast.

What affects the cost of a roof repair

Every repair is priced from what we find on your roof, and you get the estimate in writing before any work begins. The things that move the number are the size of the damaged area, how steep and how high the roof is, the roofing material, whether the decking underneath needs to be replaced, and whether the work is part of a storm claim.

What does not change the number is the pressure to decide on the spot. The estimate is complimentary, it is yours to keep, and you can take your time with it.

Roof repair questions Columbia homeowners ask

Is a roof leak an emergency, and what should I do right now?
Treat an active leak as urgent. Move furniture and electronics out of the way, put a bucket under the drip, and if the ceiling is bulging, poke a small hole to let the water out before it spreads. Do not go up on the roof. Call us at (803) 708-6628 and we will get temporary protection in place and schedule the repair.
What should I do after a storm damages my roof?
Stay safe first. Then take photos of the damage from the ground and inside the house, and make a list of what you can see, including missing shingles. Make only the temporary repairs needed to stop further damage, and keep the receipts. Do not sign for repairs beyond that until your adjuster has agreed on the scope, and do not let anyone rush you into a contract.
Will my homeowners insurance cover roof repair in South Carolina?
It depends on the policy and the cause. Sudden damage from wind or a fallen limb is commonly covered. Wear from age and lack of maintenance usually is not. Your insurer makes that call, and our inspection report and photos give you what you need to make the claim.
Should I repair or replace my roof?
Repair when the damage is confined to one area and the roof has life left in it. Replace when the roof is near the end of its life, the damage is widespread, or the same spots keep failing. We tell you which one applies after the inspection and show you the photos behind the answer.
What causes most roof leaks in Columbia?
Flashing that has separated around chimneys, vents and valleys. Shingles lifted by wind. Plumbing vent boots cracked by years of heat. Gutters so full that water backs up under the shingle edge. Most of these are small repairs when they are caught early.
How long does a roof repair take?
Small repairs such as replacing a few shingles or resealing flashing are usually finished in a single visit. Larger storm repairs or decking work take longer. You will have the timeline with your written estimate before we start.
How often should I have my roof inspected in the Midlands?
Once a year, and after any storm strong enough to bring down limbs. Columbia's heat, rain and wind wear on a roof all year, and an annual look catches the small problems before they reach the ceiling.
Do you offer complimentary roof inspections and estimates?
Yes. Call us or send the form on this page to schedule your complimentary inspection and estimate.
